Repairs, 2025 Rates

In 2024, two repairs on Avalon were completed, leaving $900 for summer. A meeting will discuss 2025 rate increases to fund an emergency reserve, with a proposed $20/yearly increase per household. Efforts to enhance neighborhood safety, infrastructure, and beauty, including tree plantings and grant applications, continue.
2024 REPAIRS
We have made two repairs on Avalon, which will leave us with about $900 remaining for summer repairs.  

2025 RATES
As we mentioned in February, we will have an upcoming meeting to discuss rates for 2025. As you know, we have had two budget years in existence, and have been very active addressing immediate concerns of safety and resilience with great success. For example, all of the neighborhood infrastructure now has security covers, and we discovered, and securely covered, a large irrigation hole on 42nd street. We have been able to maintain, and in some cases improve our greatest asset, every resident’s safe access to inexpensive water.

One goal we haven’t met – a reserve for major neighborhood emergencies. Deferred maintenance and aging infrastructure have depleted our funds. For an example, a City accident on 44th street cost approximately $10K and was fortunately covered by their insurance. Our inability to react to other unforeseen emergencies (construction, automobile accident, etc.) would leave the neighborhood with potentially dangerous infrastructure and no water for critical months. We are proposing a $20/yearly increase (a full year approximation) in the household rate to build this emergency fund, so we are able to quickly remedy major issues.

IMPROVING THE NEIGHBORHOOD
The ACNA, in conjunction with the IWDD, will continue to look for zero and low-cost ways to improve the neighborhood. For example, from our Fall Block Party tree giveaway, we recently planted two 24” box Chinese Elm trees in the neighborhood on Pinchot and Avalon! We look forward to seeing them grow and contribute to our beautiful streets and lower temperatures.

We also applied for a $5,000 neighborhood beautification grant, to improve 42nd street and surrounding infrastructure with some delightful murals. While it was unfortunately not approved for 2024, our entry was within the top 10% of applicants. We hope a few tweaks to the application will guarantee our chances for next year.
