BOARD OF DIRECTORS MEETING
Notice is hereby given to served residents and general public that the Arcadia Corners IWDD #81 will hold an in-person meeting on Wednesday February 11, 2026, 4 PM, at the sandbox south of 4201 E Catalina, Phoenix, AZ.
Agendas are available at least 24 hours prior to each meeting at the irrigation sign-up board at the south alley of 4132 E Pinchot Avenue in Phoenix, Arizona and on the internet at www.arcadiacorners.com.
The Board may vote to recess into an executive session for the purpose of obtaining legal advice from the Board’s attorney on any matter listed on the agenda pursuant to A.R.S. §38- 431.03(A)(3).

- Avalon
- 4101 Avalon – not leaking Now….but sometimes shows up. Owner has not complained at all. Leak is likely to be 5 feet from where it bubbles, which could be in the yard or in the middle of the driveway. Lionel the repair guy will be consulted.
- Gate #2.5 (mid way on Avalon, between 40th and 42nd) may have been repaired. Jeff will check with Lionel. Steve says water seeps from the tall crack when full.
- Gate #2.4 gate – looking good (Avalon and 42nd
- Avalon – 2 self irrigators have had some trouble on closing at end of run – on the south of Avalon. Andrew will contact.
- Catalina:
- Gate #5.1. (Alley of Catalina and 42nd St). East side gate was replaced in 2025. North gate needs to be tightened. South Gate is fine.
- Catalina is now is entirely on Andrew’s roll, so no self irrigators left.
- Pinchot
- Two self irrigators.
- No leaks at this time.
- Work on an instruction to give out to all self irrigators to describe responsibilities. Describe job and especially how to close at end of run. Andrew to work on education with self irrigators too.
- Also provide it to new residents to try to encourage use of irrigation.
- Look into Premiere or Lionel coming out and greasing all gates to keep easy to turn. (Talk to Nathan…it is a thicker grease – can likely get at an irrigation store.). Confirm repairs made in last year.
- Alley gates – locks have been changed and are now SRP electric. Andrew needs access and has no key. There is a resident, utility and fire lock – all will unlock the gate, but we no longer have the key. Natalie will email the program regarding recent changes.
- Would be good if alleys were all trimmed and paved.
- Requested Andrew let us know of repairs needed and/or problems that will come up.
- Avalon
- EXECUTIVE TRANSITION
- Discussed various items with Natalie Lahr for board transition, will discuss in further detail at online meeting to follow.
- BUDGETING AND ANNUAL REPORT
- Online meeting date set for February 17 to discuss annual report. Will look for more detailed estimates to help in setting next years expected expenditures.
